Nestled at the base of the mountains in Midway, Utah, Summit Ridge HOA (alias) is a 62-unit community split into two phases - one nearing capital projects, the other still relatively new.

How We Fixed It

Phase 2 was in even worse shape—because it didn’t have heat tape at all. With no real preventative measures in place, every winter storm became a crisis, leaving homeowners frustrated and repairs piling up.
The Fix: We tackled urgent repairs first, then built a long-term plan to prevent future damage.

The Issue: Unplanned expenses—like massive snow removal costs—drained the operating budget, while reserves were dangerously low for upcoming capital projects.
The Fix: We restructured the budget, forecasted cash flow, and helped the HOA plan for the future.
