From One Community to Thirty—And Counting
Some companies start with a business plan. We started with a broken HOA.
K&K Property Management was born out of frustration—the good kind, the kind that makes you say, “We can do this better.” Jen Booth and Wade Street first worked together at another well-known Park City property management company—Jen as the General Manager, Wade as the Director of Maintenance. But it wasn’t long before they realized that the corporate, rental-focused HOA management model wasn’t cutting it. Communities were being treated as an afterthought—a way to gain access to short-term rental properties—not as the thriving communities they were meant to be.
Meanwhile, the HOA where Jen lived was dealing with some serious problems thanks to an out-of-town management company that never set foot on site. Maintenance was neglected, vendors were unsupervised, and board members—who had signed up to make community decisions, not to run an entire HOA—were left to fend for themselves. The board knew Jen had community management experience and asked for help. She pulled Wade in, and together, they turned the Hamlet around.
That’s when they had a realization: HOAs in Summit and Wasatch County deserved better. They needed a full-service management company that handled everything—administration, maintenance, finances, and operations—so board members could focus on leading instead of putting out fires.
And just like that, K&K Property Management was born.
In January 2023, the Hamlet HOA became K&K’s very first client. Two years later, nearly 30 communities have joined the K&K family, and we’re just getting started.
What makes K&K different?
We’re in this for the communities - not the rentals.
A lot of management companies in Park City focus on short-term rentals first, with HOA management as an afterthought. Not us. We don’t manage rentals—because we don’t believe in conflicts of interest. Our only priority is your community.

We got our start managing our own neighborhood, and we know what it’s like to be in your shoes. That’s why we focus on proactive management, clear communication, and straightforward billing with no surprise markups.

Wade grew up in Midway and Heber and has spent his entire career working in Summit and Wasatch Counties. Jen has worked in hospitality and property management in the area for over a decade. We know the best vendors, we understand the unique challenges of mountain communities, and we always have a pulse on what’s happening in the area.
We’re a full service management team.
That means we handle everything—HOA administration, accounting, maintenance, vendor oversight, facility care, common area cleaning, and even spa & pool care. No more juggling multiple contractors or hoping someone shows up. We take care of it all.

And we don’t say that lightly. We’re responsive, proactive, and always on the ball. We’re fun and easy to work with, but we take our job seriously. Founder & Director of Maintenance
Wade runs our field operations, managing everything from emergency response to vendor oversight. He’s the guy that swings in and saves the day when something is leaking or broken. Wade grew up working in property management & maintenance, including four years at Park City Lodging as the Director of Maintenance.
Wade has received numerous awards throughout his career, including the prestigious Manager of the Year Award from the Park City Area Lodging Association.

General Manager
Jen runs the office and oversees all administrative and financial operations for our communities. Our HOA boards never need to panic - Jen has a spreadsheet for that! As our resident nerd and HOA expert, she keeps our communities in tip top financial shape and in compliance with state and local regulations.
Jen fell into property management ten years ago and loves the challenges that come with managing HOAs. After modernizing processes and developing new revenue streams at her first property, Jen opened Black Rock Mountain Resort before going on to manage Snow Flower Condominiums for Park City Lodging for two years.

Community & Project Manager
Greg Parks is K&K's HOA Manager; he's the wizard behind the scenes that orchestrates our large projects and ensures that everything stays on track, on time, and on budget.
Greg started his construction career in Buffalo, NY, where he worked for his brother building custom homes. He moved to Park City in 1980 and spent several years developing large projects with Jim and Mike Doilney. As a long time local, Greg is a valuable resource for HOAs considering costly, detailed capital improvement projects.
Before starting at K&K, Greg worked with Wade and Jen at Park City Lodging for six years. He joined them at K&K in the summer of 2023, handling complicated maintenance projects and sticky owner situations with grace and ease.

Community Manager
Adam Payne is K&K's Community Manager, bringing his expertise in construction and project management to ensure properties are well-maintained and projects run smoothly. With years of experience in high-end home construction, Adam's skillset is a perfect fit for managing HOA needs in the area. He and his wife enjoy Utah's outdoor adventures with their three St. Bernards.
